Who may inspect

Who is allowed to inspect a fire door in Queensland

This is the one thing a body corporate can verify in two minutes, and the one that matters most when a signature goes on an Occupier's Statement.

Fire Doors Brisbane connects building occupiers, body corporates and strata managers with QBCC-licensed fire protection contractors. We do not carry out inspections or remedial work ourselves.

Fire Doors Brisbane — firedoorsbrisbane.com.au — arranges these inspections with a QBCC-licensed contractor across Brisbane, Ipswich, Logan, Redlands and the Gold Coast.

The licence class, by its exact name

The relevant licence is fire protection — passive — inspect and test, issued by the Queensland Building and Construction Commission. The QBCC describes its scope as the inspection and testing of “fire doors, fire shutters, fire dampers, fire collars, fire-rated penetrations, fire-rated joint sealing, fire and smoke walls, fire-rated ceilings”.

Fire doors are named in it. That is not an interpretation of the scope — it is the scope.

Installing and maintaining fire doors is a different class again: fire protection — passive — install and maintain. A contractor may hold one, the other, or both, so ask which one covers the work you are buying.

Why this matters more here than in other trades

In a great many building trades the honest answer is that the work is barely licensed. Fire protection is the opposite. Queensland licenses it by narrow class, with technical qualifications, two years of experience and a managerial qualification behind each one.

So “we do fire doors” is not an answer. The licence class is the answer, and there is a public register to check it against.

How to check, before the work not after

Ask for the licence number and the class, in writing, on the quote. Then search the QBCC licensee register, which is public and free, and confirm three things: the licence is current, the class covers inspect and test, and the name matches the business you are paying.

The register shows the class, the status and any conditions. It does not show everything — insolvencies and civil proceedings are not published there — so it tells you the licence is real, not that the business is a good one.

The Form 74 connection

An Occupier's Statement is signed by a person, and it says the prescribed fire safety installations have been inspected and maintained as required. The records behind it are what make that signature defensible.

A record produced by somebody without the class that covers the work is a weaker record than one produced by somebody with it. Checking the licence before the inspection costs two minutes. Discovering it afterwards, with a signature already on a form, costs considerably more.

What we are, and are not

This site takes fire door enquiries in Brisbane and passes them to a licensed contractor. We do not carry out inspections, we do not issue certificates, and we are not the licence holder.

Ask the contractor every question on this page. If a referral will not tell you a licence class, it is not worth much.
