Fire Doors Brisbane connects building occupiers, body corporates and strata managers with QBCC-licensed fire protection contractors. We do not carry out inspections or remedial work ourselves.

How often do fire doors have to be inspected in Queensland?

Every twelve months for the full inspection to AS 1851-2012, with more frequent routine checks depending on the installation. Intervals follow the Queensland Development Code MP 6.1.

Is it an annual fire safety statement?

Not in Queensland. That is the New South Wales instrument. Queensland uses an Occupier's Statement, Form 74, given to the Commissioner of the Queensland Fire Department under the Building Fire Safety Regulation 2008.

Who is responsible — the owner or the tenant?

The regulation puts the duty on the occupier. That can be a tenant occupying the building. On common property it is the body corporate. It is worth establishing before the statement is due.

Do all the doors have to be done, or a sample?

All of them. Each fire and smoke door is inspected individually, tagged and recorded.

How long do the records have to be kept?

At least two years, kept at or near the building, and produced when the Queensland Fire Department asks for them.

What makes a fire door fail?

Most often a gap outside tolerance, a closer that will not latch the door, hardened or painted seals, something fixed through the leaf, or the door being propped open. A door that opens and shuts normally can still fail every one of those.

Can a failed door be repaired?

Usually. Seals, closers, hinges and furniture are almost always repairable. A leaf that has been cut, drilled through, delaminated or water damaged usually is not.

Can you sign our Form 74?

No. The statement is the occupier's to give. What we arrange is the inspection and the maintenance record that has to exist before it can honestly be signed.

Do you do the work yourselves?

No. We are a referral service. The inspection and any repairs are carried out by an independent QBCC-licensed contractor who invoices you directly.

What does it cost?

Per-door rates run roughly $18 to $35 and fall as door count rises, with a minimum attendance on small buildings. An untagged building costs more in the first year only. Nobody can quote a building properly without seeing it.

We have never had an inspection. How much trouble are we in?

It is a common position and the useful thing is to start. Get the doors inspected, get the defect list, and deal with it. That is a far better place to be than an unrecorded building, and it is what the regulation is asking for.
